Gas Safety Checks & Certificates

As part of your gas safety check, an experienced Gas Safe registered professional will complete a thorough inspection of all gas appliances in the property to ensure they're safe and secure. This includes:

  • Inspecting pipework and checking the tightness
  • Confirming the boiler flues & any vents are working as intended
  • Ensuring the pressure is correct for each appliance
  • Assessing that all gas appliances are safely installed & appropriate for the rooms they're in
  • Recommending remedial work to address any issues, and advising on any appliances that shouldn't be used until repaired

During your gas safety check, a Gas Safe registered professional will conduct a number of tests & inspections, including:

  • Inspecting pipework and checking the tightness
  • Confirming the boiler flues & any vents are working as intended
  • Ensuring the pressure is correct for each appliance
  • Assessing that all gas appliances are safely installed & appropriate for the rooms they're in

Once they've completed all the necessary checks, they'll issue a Landlord Gas Safety Certificate (CP12), confirming that these checks have been completed. Your certificate may include advice on remedial work that should be undertaken, and will highlight any immediately dangerous appliances that shouldn't be used until fixed.

A Landlord Gas Certificate is a certificate that every landlord or commercial property owner needs to obtain every year, if their property has any gas appliances.

The certificate confirms that the appliances – including your boiler, gas hob and gas heaters – have been checked and are safe for your tenants to use. 

CP12 is an old name for a Landlord Gas Safety Certificate. While it's not the official name for this kind of certificate anymore, lots of people still refer to them as CP12s.
